GTA Housing Market Update – Why a Tightening Market Matters for Buyers and Sellers

The Greater Toronto Area housing market is showing clear signs of strengthening as we move deeper into 2026. After more than a year of elevated inventory levels and cautious buyer activity, the latest market statistics reveal a shift that both buyers and sellers should be paying close attention to.

Home sales are rising, new listings are declining, and inventory is gradually being absorbed. While buyers still retain negotiating power in many segments, the balance is beginning to move toward a healthier and more competitive marketplace.

Sales Are Up While New Listings Fall

In May 2026, GTA REALTORS® reported 6,583 home sales, representing a 6.3% increase compared to May 2025.

At the same time, new listings declined by 18.9% year-over-year, with only 17,698 new properties entering the market.

This combination is important because it means homes are being purchased faster than new inventory is being added. As available supply decreases, competition among buyers naturally begins to increase.

On a month-over-month basis, sales rose 10% compared to April 2026, while new listings declined by another 2.1%, further reinforcing the trend toward a tighter market.

Affordability Has Improved

One of the primary reasons for increased buyer activity is improved affordability.

Compared to last year:

  • Home prices remain below peak levels.
  • Borrowing costs have become more manageable.
  • Buyers have had greater negotiating power.
  • More households are re-entering the market.

These factors have encouraged many buyers who were previously waiting on the sidelines to begin their home search again.

For first-time buyers in particular, today’s market may represent one of the better opportunities seen in recent years.

Home Prices Show Signs of Stabilizing

The average selling price across the GTA in May 2026 was $1,069,700, which is 4.6% lower than May 2025.

The MLS® Home Price Index benchmark was down 6.7% year-over-year, reflecting the correction that has occurred over the past 12 months.

However, the monthly data suggests prices may be beginning to stabilize.

The average selling price increased slightly from April to May, even as inventory levels continued to decline. Historically, this type of market tightening often precedes future price growth.

What This Means for Buyers

While buyers continue to benefit from choice and negotiating leverage, market conditions are becoming more competitive.

If sales continue to rise while listings continue to decline, buyers could face:

  • Increased competition on desirable properties
  • Fewer available homes to choose from
  • Reduced negotiating flexibility
  • Potential upward pressure on prices

For those who have been waiting for the “perfect” time to buy, the coming months may offer a narrowing window of opportunity.

What This Means for Sellers

For sellers, the market is becoming more favorable.

Reduced inventory means that well-presented and properly priced homes have a better chance of attracting strong buyer interest.

While not every neighbourhood is experiencing the same level of activity, many areas across York Region, Toronto, Durham Region, and Simcoe County are already seeing improved showing activity and stronger buyer engagement.

Sellers who have been hesitant to list may find that today’s market offers a better balance of pricing stability and buyer demand than we have seen in some time.

Looking Ahead to the Second Half of 2026

Many industry experts anticipate continued improvement throughout the remainder of 2026.

If borrowing costs remain stable and economic uncertainty continues to ease, housing demand could strengthen further.

As inventory levels continue to decline, we may see a gradual transition toward a more balanced market and potentially renewed price growth heading into 2027.
