Many buyers and investors ask whether distressed sales in the GTA can offer exceptional deals—and the answer is: sometimes, yes—but it depends.

What Is a Power of Sale in Ontario?

In Ontario, most lender distressed sales happen through Power of Sale, not foreclosure.

This means the lender has the legal right to sell the property when a borrower defaults on mortgage payments, with the goal of recovering the outstanding debt.

Unlike traditional foreclosures, the lender is focused on recovering funds efficiently—not maximizing emotional seller pricing.

Can Buyers Get Better Deals?

Sometimes.

Power of sale homes can be priced competitively to attract fast offers, especially if:

  • the property needs work
  • the lender wants a quick sale
  • the home has been vacant
  • condition limits buyer demand

However, not every power of sale listing is a bargain.

Some sell near market value, especially in desirable GTA neighbourhoods.

Risks Buyers Should Know

These homes often come with unique considerations:

  • sold “as-is, where-is”
  • limited seller disclosures
  • repairs may be needed
  • inspection flexibility may be limited
  • financing can be trickier depending on condition
