The Greater Toronto Area real estate market showed stronger signs of life in April 2026 as sales activity increased and buyer confidence slowly returned to the market.

According to the latest April 2026 TRREB Market Watch data, GTA home sales increased 7% compared to April of last year, while seasonally adjusted sales rose 6.1% from March. This tells us that more buyers are stepping back into the market after months of hesitation tied to interest rates, affordability concerns, and economic uncertainty.

At the same time, prices remain below last year’s levels, creating opportunities for buyers while forcing sellers to remain strategic and realistic with pricing.

The increase in transactions combined with fewer new listings is helping improve overall market balance. While this is not yet a “seller’s market,” it does suggest that demand is gradually absorbing available inventory.

Detached Homes Continue Leading the Market

Detached homes remained the strongest segment in terms of pricing and buyer demand.

Semi-Detached and Townhomes Remain Popular Alternatives

Affordability continues driving many buyers toward semi-detached homes and freehold townhomes.

  • Annual price change: -5.1%

Freehold Townhomes

  • Average price: $939,197
  • Annual price change: -6.6%

These property types continue offering strong value for buyers who want more space than a condo without detached-home pricing.

Condo Market Showing Signs of Recovery

The condo market remains the most price-sensitive segment of the GTA market, but activity is beginning to improve.

  • Average price: $635,653
  • Annual price change: -6.3%
  • Transactions up 8.6% year-over-year

With improved affordability and more negotiating room, many first-time buyers and investors are beginning to re-enter the condo market.
