Did Only 5 Condos Sell in Toronto in October? Let’s Break Down the Real Numbers.
Every week I hear interesting things about the real estate market—some true, some exaggerated, and some that spread so fast they start sounding like facts.
But this past week, I heard something that honestly stopped me in my tracks.
“Only 5 condos sold in all of Toronto in October.”
I didn’t hear it from one person…
I heard it from multiple people.
And the sources sounded reliable.
But was it true?
Not even close.
What Really Happened?
According to TRREB (Toronto Regional Real Estate Board) data, the actual number of condo sales in October was:
1,558 units sold
A massive difference from the rumoured five.
So how did something so far from reality spread so quickly?
Let’s talk about that.
Why Real Estate Myths Spread So Easily
In today’s world, information moves fast—sometimes faster than accuracy.
Here’s why these myths take off:
1. Sensational headlines get attention.
“Only 5 condos sold!” sounds dramatic.
“1,558 sold at reasonable absorption levels” doesn’t grab the same attention.
2. People trust familiar voices.
When information comes from someone we like or respect, we tend to accept it without checking the source. I’ll be honest—I almost fell for it too.
3. Market uncertainty makes people jump to conclusions.
When buyers and sellers feel unsure, they’re more likely to believe extreme stories.
So… How Is the Market?
Let’s call it what it is:
The market isn’t fantastic right now.
Higher borrowing costs, longer days on market, and more inventory are making things more competitive.
But here’s the key point:
Properties are still selling — and at levels that make sense.
People are buying.
People are selling.
Transactions are happening every single day.
The sky is not falling.
Why Accurate Stats Matter
Real estate decisions involve your money, your home, your future.
That means every choice should be based on real data, not rumours or recycled headlines.
Always ask:
Where is this information coming from? How recent is it? And does it match the facts?
Fortunately, reliable data is always available — and I track it daily.
Final Thoughts
I’ve been in this business long enough to know this:
Good decisions come from good information.
This week was a great reminder for all of us—myself included—to double-check what we hear… even if it comes from sources we trust.
If you ever want the actual market numbers, a breakdown of your neighbourhood, or a clear insight into where things are heading, I’m always here to help.
